RE:    Notification of No Dividend Payment of LUXF

    The Stock Exchange of Thailand

    TMB Asset Management Company, Limited (the "Management Company") on behalf of 
the Management Company of Luxury Real Estate Investment Fund ("LUXF") would like
to clarify that the case which LUXF had been recorded an unrealized loss from
the investment in the real estate in the total of THB 434.888 million, in the
profit and loss statement for the period ending 30 June 2020. Since the total
unrealized loss from the valuation of investment has resulted in a decrease in
net assets value which is the real estate (for the same period of the present
year and the previous year).

LUXF as such a result, could not make the dividend payment due to the dividend 
payment will create the increasing of accumulated loss to LUXF for the
accounting period in which the dividend has been paid.
